For boards and presidents

If you chair an association, from a new development to a large tower block, we take care of everything shared in the building: budgets, fees, accounting, meetings, minutes and incidents. What happens inside each home remains the responsibility of each owner.

If the lift breaks down, we get the call. If the sink in your flat breaks, that is the owner's concern.

Eight things we offer that are worth comparing

  • In-house legal trainingPayment claims, MASC agreements (out-of-court dispute resolution) and orders for payment (monitorios) are handled inside the office.
  • An assigned contactOne person looks after your association day to day and works with the board on the building's priorities.
  • Specialised departmentsIncidents, accounting and insurance claims each have their own team.
  • Annual cost reviewEvery year we review services and supplies to look for better offers.
  • Free app and websiteEvery owner can check documents, accounts and notices at no cost.
  • Staff in several languagesThe office has staff who speak English and German.
  • Meetings by video conferenceWith subtitles in other languages, for owners who are not on the island.
  • Experience with subsidiesWe have handled several subsidy applications for associations, with very positive results.

  1. Ask us for a quote

  2. We meet

Either at your building or at our office, so you can see the infrastructure we have.

  3. We assign your contact

One person works with your board to put the building's priorities into action.

Day to day

What we do every month for your building

This is what your association receives with property administration.

  1. We prepare the annual and monthly budget.

  2. We manage all receipts, whether paid by direct debit or not.

  3. We split expenses according to each owner's ownership share.

  • We keep the books under the Spanish General Accounting Plan and deliver the accounts every four months, plus each owner's ledger if needed.
  • We pay the services the association contracts and monitor income and expenditure.
  • We obtain quotes for repairs, improvements, concierge, cleaning and other services.
  • We follow up incidents daily and visit the building with the assigned person.
  • We prepare the meeting notices, attend the general meetings (two a year included) and write the minutes.
  • We advise the board in line with the Horizontal Property Act (LPH).
  • We draw up the articles and the internal rules if they are needed.

FAQ

Frequently asked questions

What does AFAL manage and what is each owner responsible for?

AFAL manages what is shared in the building: lift, roof, garden, car park and common areas, plus accounts, meetings and incidents. What happens inside each home is the owner's concern. If the lift breaks down, we get the call; if the sink in your flat breaks, we do not. Nor do we let out individual homes through AFAL Comunidades.

Who will be our contact?

We assign one person to your association as the direct contact for day-to-day matters. That person visits the building and works with the board to put the priorities into action.

What happens with owners who do not pay?

As a law firm, we draft the preliminary demands, formalise MASC agreements and file orders for payment (monitorios) inside our own office. The association only advances third-party costs, such as the burofax (registered notice) or the court procurator.

Is there an app for owners?

Yes. Every owner gets a free website and an app for iOS and Android where they can check documents, their financial position, minutes and meeting notices, book shared spaces and report incidents, in several languages.

Can meetings be held by video conference?

Yes, with subtitles in other languages, which is useful if any owner lives outside Gran Canaria.

Can you help us apply for subsidies?

Yes. We have handled several subsidy applications to public bodies with very good results. They are assessed case by case and quoted separately.
